Who we help with UAE VAT

If You Make Taxable Supplies, You’re in Scope.

UAE VAT applies to the full range of commercial activity. We handle every shape of VAT engagement — from first registration to multi-entity group governance.

🏢

Mainland Trading Companies

Standard 5% VAT on most supplies. Monthly or quarterly cycles, input VAT recovery, output VAT management.

🏝️

Free Zone Companies

Designated Zone or standard Free Zone — different VAT treatment on supplies to/from the Zone. We handle both.

🌍

Exporters & International Service Providers

Zero-rated qualifying exports and international services. Documentation and evidence requirements properly managed.

🏘️

Real Estate & Property

Residential vs commercial, first supply vs subsequent, lease vs sale — the VAT treatment can swing the economics. We get it right.

💰

Financial Services & Exempt Businesses

Partial exemption calculations, standard vs special methods, input tax apportionment — the complex end of VAT.

📦

Importers & E-commerce

Import VAT on goods, reverse charge on imported services, Designated Zone treatment, e-commerce platform compliance.

🏨

Hospitality, F&B, Retail

High-volume transaction businesses — sector-specific VAT points like tourism refund scheme, service charges, tips.

🔗

Groups & Related Entities

VAT group registration (where all entities are “related persons”), intra-group transactions, single return filing.

⚠️

Late Registrants & Voluntary Disclosures

Missed thresholds, under-declarations, over-recovery of input tax — voluntary disclosure to the FTA minimises penalties.

Understanding UAE VAT rates

Three Treatments. Three Outcomes.

Not every supply is the same for VAT. Getting the classification right affects both your pricing and your input VAT recovery.

5% Standard

Standard-Rated Supplies

Default treatment — most goods and services supplied in the UAE.

  • Charged on sales to customers
  • Input VAT fully recoverable
  • Simplest to administer
  • Standard return workflow
0% Zero-rated

Zero-Rated Supplies

Taxable but at 0% — preserves input VAT recovery.

  • Qualifying exports of goods & services
  • International transport
  • Investment-grade precious metals
  • First supply of residential property
— Exempt

Exempt Supplies

No VAT charged — but no input VAT recovery on related costs.

  • Certain financial services
  • Residential property (subsequent supplies)
  • Bare land
  • Local passenger transport

Common questions

UAE VAT, Answered.

Do I have to register for VAT?
You must register once your taxable supplies in the last 12 months exceed AED 375,000, or you expect them to in the next 30 days. You can register voluntarily above AED 187,500 if it’s advantageous (typically where you have significant recoverable input VAT). Non-residents making taxable supplies in the UAE must register from the first supply — no threshold.
What’s the difference between zero-rated and exempt?
Both have no VAT charged on the output. The difference is on input VAT recovery. On zero-rated supplies, you can recover the input VAT on related costs (good for you). On exempt supplies, you cannot (bad for you). So qualifying exports (zero-rated) are better than exempt supplies from a recovery perspective. The classification matters.
Are Free Zone companies exempt from VAT?
No. Free Zone companies are generally subject to VAT like any other UAE business. The exception is Designated Zones (a short list including JAFZA, DAFZA and some others) where supplies of goods between Designated Zones can be treated as outside the scope of UAE VAT. Services, by contrast, follow the normal VAT rules even in Designated Zones.
When do I file and pay?
Most businesses file quarterly, within 28 days after the end of each quarter. Large businesses may file monthly. Payment is due by the same deadline as the return. Late filing attracts a penalty, late payment attracts a separate penalty — neither is small, and both accrue over time. We file every return well before the deadline.
I think I made a VAT error on a past return — what do I do?
For errors above AED 10,000 you must file a Voluntary Disclosure (Form 211) within 20 business days of discovering it. Below AED 10,000 the correction can be made in the next return. Either way, do not ignore it — FTA audits do find these, and the penalty regime is significantly harsher when the FTA finds it than when you disclose it. We handle voluntary disclosures regularly and know how to frame them.
Can I use my own bookkeeping software?
Yes — Xero, QuickBooks, FreeAgent, Zoho Books, or FTA-approved accounting software. We work from your trial balance and VAT control accounts. Where the setup needs tightening (chart of accounts, VAT codes, record retention), we flag that in the first return cycle rather than demand changes before we start.
What happens in an FTA VAT audit?
The FTA will issue a Tax Audit notice and request documents — invoices, bank statements, contracts, system reports. Audits typically focus on specific issues (zero-rating evidence, input tax recovery, reverse charge). We handle the correspondence, prepare the document pack, attend on-site where needed, and manage any Tax Assessment that follows. Early engagement makes a measurable difference to the outcome.
Can you take over VAT from my current adviser?
Yes — we handle the handover entirely. We’ll request the client file (TRN, past returns, FTA correspondence, bookkeeping access), run a review of the position so far, and take over from the next return. No gap, no missed deadline.
How does the fixed fee work with high-volume businesses?
The AED 1,500 quarterly fee covers the typical SME — up to around 500 transactions per quarter. High-volume businesses (e-commerce, hospitality, retail) are scoped separately after the Discovery Call, usually by transaction tier. Still fixed, still written up front — just reflecting the real work.
